Springing up: Local home sales rise

After months of hand-wringing in the local real estate market, there is a bit of good news for local home buyers and sellers.

The number of Napa County homes sold in March 2008 rose to 54, compared to 40 sold in February. The number of pending homes for sale also rose, from 43 in February to 76 in March.
Napa market buoyed by those buying getaways

However, the Napa County median price sank to $485,000, its lowest level in four years, according to Trendgraphix. The Napa County median sale price in March 2007 was $692,000.
It also appears homes are selling faster in Napa County. The average number of “days on market” in Napa County dropped to 125 in March, compared to 143 in February and 156 a year ago.

American Canyon, where the slump has hit the hardest in Napa County, saw the number of homes sold from February to March rise from three to 12, with an increase from nine to 24 pending sales.
This time last year there were only five homes sold in the south county city.

The median sale price of the 12 sold homes in American Canyon in March 2008 was $462,000. A year ago March, the median was $430,000.

" You do realize that every single year since probably the beginning of the 1900's that home sales increase tremendously from February to March? Month to Month sales are not an indication of "good times" Year over Year comparisons are what need to be shown. But, of course we wouldn't want to disappoint the local realtors right? A drop from 124 sales in 2007 to a total of 72 in March of 2008??? Sounds like someone is whistling past the graveyard here. "

" Well maybe 2007 is not a good year to compare to. Surely we had less sales in March of 2006, nope 160, March 2005? 207, How about March 2004? 226. Anyone starting to notice a trend? Sales have plummeted into a hole so deep you can't even see the bottom. Heck there were 88 homes sold in DECEMBER of 1997. December is historically one of the slowest sales months of the year. Now I'm curious if the Register will ever write an article that isn't biased. Doubt it.... "
