Since 1926, three generations of the Bardessono family have farmed grapes and made wine in Yountville.
Today, part of the original Bardessono vineyard — six acres in the heart of Yountville — will become home to a new luxury boutique hotel. The project includes the inn, spa, affordable housing and a public park.
The developers intend to create the 62-room inn “by and of” the Napa Valley, using an organic approach representing the character and materials of the region. Environmentally inspired, the project features solar power co-generation, water conservation, on-site composting and minimal solid waste generation.
According to a statement, the inn and spa will “embrace the environment and incorporate an artistic garden feeling through plants, water and stone.”
The developer anticipates LEED certification, the U.S. Green Building Council’s certification that a building is environmentally responsible, profitable, and a healthy place to live and work.
Members of the Bardessono family will build a home and live on the southeast corner of the property. Other family members also live nearby.
Bardessono Vineyards, run by Tom Bardessono, continues winemaking using grapes from other Napa Valley growers.

214,000 square feet, or 4.91 acres.
Part of the use permit requires 28 affordable housing apartment units and a 6,300 square-foot open space public park.
Owner
The Bardessono family continue to own the land and lease it to Yountville Investors LLC, who are developing the Bardessono Inn & Spa. MTM Luxury Lodging will manage the property.
Yountville Investors is a small group of individual investors who have a particular interest in the destination and in fine, full-service boutique hotels. The LLC is based in Seattle and includes investors from the Pacific Northwest as well as the Bay Area.
Yountville Investors CEO Philip Sherburne is an experienced property developer who in recent years has specialized in hotel (Willows Lodge in Washington and Inn of the Spanish Garden in Santa Barbara, residential (Decatur Northwest in the San Juan Islands, Wash.) and winery (Alexandria Nicole Cellars, in Washington) projects sensitive to environmental and sustainable resources.
Accommodations
Bardessono Inn will offer accommodations ranging in size from 900 to 1,250 square feet. Both bathrooms and bedrooms make full use of the natural light available from the individually-walled, private courtyards.

What’s happening now
Finishing the framing of guest room buildings, framing of the main building, and starting the foundation of the spa building.
Building design
The Bardessono Inn and Spa will use solar and geothermal energy, energy management systems, sustainable building materials, and organic landscape management practices. The project will utilize ground source heat pumps and generate solar energy on our rooftops. Some of the unique elements of the inn include a lobby without a front desk: guests will be greeted in the foyer by the staff. Every room has its own courtyard, and some of the units have outdoor showers.
Project cost
$46 million, including all aspects of the project such as land lease, construction, all furnishings and decor.
